Introduction Only Services

Subject to a minimum fee of £600 + VAT

Ideal for Landlords who wish to manage the tenancy themselves once a suitable tenant has been found. 

 

This service includes:

  • Accompanied viewings
  • Comprehensive tenant referencing
  • Right to rent checks
  • Professional prepared tenancy agreements
  • Deposit registration with The Deposit Protection Service

Full Management Service

10% + VAT

Plus £400 + VAT initial tenant find fee 

Perfect for Landlords who want complete peace of mind, with every aspect of the tenancy managed by our experienced lettings team. 

 

This service includes: 

  • Rent collection
  • Monthly landlord statements 
  • Access to your online Payprop account 
  • Arrears monitoring and management
  • Regular property inspections
  • Maintenance coordination and contractor management
  • Check-out report at the end of the tenancy 
  • Deposit negotiations and return process 

 

Rent Collection Service

6% + VAT

For Landlords who manage the property themselves, but would like us to handle rent collection. 

 

This service includes: 

  •  Monthly rent collection 
  • Monthly landlord statements

Tenancy Agreement Only:£150 + VAT

Service of Section 8 Notice:£150 + VAT

Tenant Fees

We are committed to providing a transparent and straightforward lettings process. Before your tenancy begins, the following payments will be required. 

 

Holding Deposit 

Equivalent to one weeks rent

A holding deposit is required to reserve the property while references and pre-tenancy checks are carried out. If your application is successful, the holding deposit will be deducted from the tenancy deposit payable before you move in. If you decide to withdraw from your application, this deposit becomes non-refundable. 

 

Tenancy Deposit

Equivalent to five weeks rent

Before the tenancy commences, a tenancy deposit equal to five weeks' rent is required. Your deposit will be protected in a Government approved Tenancy Deposit Protection Scheme for the duration of your tenancy. 

 

Permitted Payments

In accordance with the Tenant Fees Act 2019, we do not charge administration or referencing fees. The only payments that may be requested during your tenancy are those permitted by law, including: 

 

  • Rent
  • Tenancy Deposit (equivalent to five weeks rent)
  • Holding Deposit (equivalent to one weeks rent)
  • Payments associated with early termination of the tenancy, where requested by the tenant. 
  • Reasonable costs of the replacement of lost keys or security devices. 
  • Reasonable costs for out of hours service to provide management keys for access. 
  • Interest on late payments where applicable and permitted by legislation.
  • Payments for changes to the tenancy requested by the tenant (where applicable)
